Summary
The purpose of the Senior Development Manager is to provide leadership, management and
organizational skills and services in order to manage multiple property development projects within the company from start to finish including research and feasibility, cost and financial analysis, commercial management, project management, tenant strategy, as well as manage and/or oversee necessary stakeholders to ensure projects accomplish its vision, goals and objectives.
This person plays a direct role in the phases before the development proceeds to the design and construction phases, at which point this role takes an indirect supervisory role to ensure the initial project vision, goals and objectives are carried through to the finished built product.
Reporting Roles
This role reports directly to the Director Projects Development.
Reporting directly to this role is the Investment Research & Cost analysis.
Reporting indirectly to this role is the Project Management team in terms of ensuring that the initial development project brief is delivered in the finished built product.
Responsibilities:
Key responsibilities include:
1. To provide leadership and management in Property Development to the Projects Division and to oversee each development to ensure it delivers the approved project vision, goals and objectives.
2. To develop a Master Strategic Plan for the full property portfolio and to keep it updated on a regular basis according to market trends and
opportunities as required.
3. To provide necessary information to determine the optimum-use for specific properties, develop project briefs and oversee the project management process to deliver accordingly.
Duties:
1. Develop and keep updated a Master Strategic Plan to develop the full property portfolio.
2. Conduct research, feasibility and financial calculations to determine optimum use for specific projects.
3. Provide professional feasibility reports as required.
4. Ensure development management industry best practices are implemented in the company on all projects.
5. Determine and develop project briefs and request for proposals (RFP) for projects.
6. Develop budgets, time schedules, planning and resources for specific projects.
7. Identify, appoint, supervise and manage consultants as required, and review and comment on all deliverables.
8. Review and recommend contracts and agreements for consultants as required.
9. Assist in the Value Engineering (VE) process for specific projects.
10. Ensure owner, client, tenant and other stakeholder comments are incorporated into the Master Strategic Plan and specific Project Briefs
accordingly.
11. Provide professional written project reports on the status and progress of each development each month or as required.
12. Provide risk management plans for specific developments.
13. Play an indirect role in overseeing the Project Management process and outputs during the design and construction phases of the development to ensure that the initial development project brief is delivered in the finished built product.
