- Collecting Customer Requirements and Project Data; Preparing Concept Design as per Customer requirements and architectural standards and follow up with End user Concept Design approval.
- Making site survey and check the “as built drawings’ to validate the land dimension or existing facility.
- Preparing Soil Investigation Report and other studies if required with Consultant support.
- Preparation of Kroki with consultant support.
- Coordinate with QS to prepare preliminary cost estimate for Project Budget approval based on approved concept.
- Coordinate with QS BOQ in house (small project up to SR 5M) to be ready for tender and preparing to tender for detailed design (project is above SR 5M).
- Selection and approvals of Materials submitted through contractor with Construction Team.
- Internal value engineering work shop
- Solving any technical Program during design and any Architectural issues during construction.
- Reviewing and approving of Architectural Design Criteria, concept designs (Plans‐Façade‐Sections‐concept) to submit to Baladiyah, Reviewing of Architectural Project schedule.
- Reviewing Architectural Shop drawing and Approvals.
- Reviewing and approving of Consultant Payment to be sure it is matching with actual submittals.
- Coordinate Required regular meeting with End User and consultant for detailed package, technical Issues or Approvals;
- Coordinate with Consultant by preparing Bill of Quantities (BOQ) and Materials Selection.
- Coordinate with QS to Review of Architectural Specifications and Priced BOQ for budgeting.
- Following up with Consultant for Baladiyah submittals, Civil Defense, etc.
- Answering contractors tender queries.
- Receiving of Project as Built through Construction team for record.
- Review complete conceptual design documents in accordance with the approved layout and other requirements including Architectural drawings.
- Review all design documents of schematic stage including Architectural drawings with Relation to other disciplines (Structural, Mechanical and Electrical).
- Prepare all drawings document received from consultant for tendering; Finalize all documents and drawings to be ready for tender stage;
- Preparing Conceptual Design Package for submitting to consultant according to standards.
- Preparing required information, drawings for preparing RFP.
- Standardize all projects for fast design process.
- Reducing of project cost.
- Control of design project time line schedule and limiting of VO during construction period.
- Raising the Quality of submittals from consultants.
- Coordinated and skilled drawings to ease of contractor work.
